Development of a new greenfield industrial area in Mohács

As part of this project, the construction of basic infrastructure on 40.1 hectares will be realised as a greenfield investment. This area is situated right next to the operational Mohács Industrial Park. The fundamental study of Mohács’s Integrated Urban Development Strategy also interprets it as the expansion area of the Mohács Industrial Park. The part of the city designated as ‘industrial parks’ in the baseline study, the south-west part of which is the enlargement area. As part of the project, a separate industrial area will be created, to which the owner and operator of the operational industrial park, the Municipality of Mohács, will extend the title of Industrial Park, therefore the development should be considered as an extension of the operational industrial park. The project’s implementation area is currently classified as arable land, for which a final use permit for other purposes is available. The strategic goal of the project is the economic development related to job creation, as set out in the Integrated Urban Development Strategy of the Municipality of Mohács. One of the tools for this is the development of business-service infrastructure, which provides the basis for new productive investments. New investments create jobs, reducing unemployment, emigration and increasing the living standards of the population as income increases. Permanent capital capping, more uniform tax revenue and increasing value added production. The long-term goal of the Municipality of Mohács is to expand the current Industrial Park with the developed industrial area. Direct objectives: — Creating an attractive economic environment, creating the conditions for encouraging investment — Building a quality, high-quality infrastructure entrepreneurial environment, — Job creation Indirect objectives: — Dynamically developing, competitive economy — Job creation — Promotion of demand and supply Long-term objectives: — Extension of the title of industrial park to the developed industrial area — Installation of large-scale investors in an industrial park as part of an investment incentive — Improving the operating environment of local enterprises — Improving the quality of life of the population Short-term objectives: — the creation of a new industrial area of 40,1 hectares, — the construction of a basic infrastructure to help the availability and exploration of the new industrial area. The creation of a new greenfield industrial area under the project contributes to the achievement of both the overall objectives of the project. There is currently no large area for large investors wishing to settle in the industrial park in operation. These companies can expect investments that create high employment needs in Mohács. Among the self-eligible activities set out in point 3.1.1 of the call for proposals under the project, B) the development of industrial areas and the development of existing ones, brownfield and greenfield investments within the main activity: a) The basic infrastructure of industrial areas (gas, water, sewerage, road, electrical wiring system, telecommunications and communication network) will be established. As part of this, we will create a completely improved contiguous industrial area in the course of a greenfield investment, with a size of 40.1 hectares. In this context, we implement investment promotion marketing activities based on one another, along the lines of the marketing strategy developed for efficient investment promotion activities. The planned activities will thus directly improve the operating environment of the undertakings already established in the operational industrial park. This ensures the complexity of our development. 3.1.3 Of the mandatory activities that are not self-eligible, the following are implemented in our project: a) Accessibility d) Provision of publicity Other activities of the project: preparation, property settlement, investment-enhancing marketing activity, technical control, project management. In connection with the development, there are 10 new services available to the companies already operating in the industrial park. The planned activities will thus directly improve the operating environment of the undertakings already established in the operational industrial park. This ensures the complexity of our development. The Municipality of Mohács will also contribute to the long-term objective of the project through investment incentives: it facilitates the establishment of new businesses by means of reductions laid down in local decrees, which involve discounts on sales of economic areas and tax incentives for business. It contributes by improving the accessibility of the industrial area and providing the infrastructure background for company-to-business cooperation.
