Description of the district concerned: The project concerns the centre of Bistrice housing estate, Beszterce Square and its immediate surroundings, located in the northern part of Salgótarján. The majority of residential areas were built in the 1970s and early 1980s, most of which were built with prefabricated reinforced concrete panels, with medium-high residential buildings. The Beszterce housing estate bears the character shaped by the dominant construction technology of the era, and is faithfully adapted to the technology established by the construction companies. The accessibility of the part of the town is good, with public transport the edges have been explored. Despite the dense construction, the proportion of public spaces and green surfaces is significant, the condition of which is around the average, but at certain points it is well below average. Parking is problematic at certain times of the day. 56 % of its apartments have 2 bedrooms, 35 % are three-bedrooms, 50-60 m² in terms of floor area. Due to its uniform and rapid integration and formation, the population of the city area is homogeneous (about 4400 people in 1800 dwellings), mostly young adults and middle-aged strata in terms of age distribution. The employment rate of middle-aged middle-classes with above average education is low, the income situation is relatively favourable and social problems are moderate. The provision of services to the part of the city is solved (a proper network of shops, post office, the last primary school in the city), infrastructurally developed, most of the apartments are fully comfortable. Fit for ITS: Among the overall objectives included in the Salgótarján ITS, this project relates to: Renewable urban fabric, attractive urban environment. Among the milestones, this is linked to the planned project: Structural and energy regeneration of housing estates; Create a beautiful, healthy and comfortable urban environment attractive to investors, as well as those living in Salgótarján, entrepreneurs and those who work in Salgótarján, in order to ensure the urbanisation prerequisites for economic development. State of play: The design area is the central square of the Beszterce housing estate. Building 1 of Beszterce Square, building 3 of Beszterce Square, the primary school building, Ybl Miklós út 53-61 buildings were defined as the planning border. Currently, asphalt-covered space is significantly fragmented, sometimes in an accident-threatening state. The tiles of the staircases are also fragmented, and it is also necessary to replace them. The vegetation is approximately 30 years old, and in some cases it is necessary to pruner, and the interdependent shrub spots have been extinct and thinned in many places. The previously demanding public area and the associated green area have not undergone major renovations in the last forty years. The pytagon trees in the square ran to the trunk of the asphalt pavement, stretching it apart as they grew. The municipality has carried out averting the accident-free condition, smaller plant cassettes were formed, but because of the health of the trees, it is necessary to place them in the green surface and to remove the surrounding covering. The state of the river used to drain the precipitation has deteriorated, it is no longer functional, it is necessary to transform the drainage of the space. In many places in the green surface we can find staggered paths, with the involvement of the residents it is necessary to reshape the walking paths. The building concerned by the design is located in the centre of the district. During the construction of the housing estate, it was established to perform commercial, catering and service functions. The building is divided into two separate wings. On the ground floor of one wing there is a grocery store, above which there is a pub. On the ground floor of the other wing there is a pharmacy and medical clinics, and above it there is a larger area of municipal ownership, which can be divided into several rooms. The development would affect this part. This part of the building has a useful floor area of 230 m² and two large terraces (85 and 165 m²). The building has not been refurbished since its construction, and the municipality has carried out maintenance works only in order to eliminate the most necessary defects due to a lack of resources.
