Forgach settlement urban regeneration

Within the framework of the material support request, the entire area of the Forgách colony segregation will be renewed. Of the 21 buildings (including 84 apartments) listed in the land registry under topographic numbers 4923, 4924 and 4921, 9 of the 21 buildings (including 84 apartments) will be demolished, 38 social housing units will be established in 11 buildings and a Community House will be established in one building. The buildings are currently located in four rows, each of which has a small courtyard with outbuildings of different sizes. It is planned to completely dismantle the row of buildings next to Forgách Antal Road and the third row of buildings, just like the present (unsuitable for renovation) House of Culture of Forgach. Road exploration of the area will be ensured through existing road connections. Within the framework of the project, a two-track road with pedestrian pavement and 2 parking lanes perpendicular to the road will be created. On the site of the demolished cultural house there will be a playground surrounded by fences, and in the adjacent residential building a Community House (including offices, employment/community venue, laundry room, kitchenette, shower, dressing rooms, toilets). The whole building will be fully accessible. During the construction of the Community House, equipment and furniture are purchased, necessary for its operation, maintenance and intended use. Six types of dwellings have been developed in the remaining residential buildings, taking into account the ratios per square metre to the number of inhabitants indicated in the call. The existing residential buildings were room-kitchen apartments, which have expanded over the years. Most of these enlargements will be broken down. The apartments are made in rooms and sizes according to the assessed and reasonable needs. During the renovation, the water and thermal insulation of the buildings (facade, slab, floor with subsequent waterproofing of remaining walls by injection), the replacement of roofing and roofing, modern doors and windows are installed, and the entire electrical and plumbing network will be refurbished. The chimneys are being refurbished, an 80-120 litre electric water heater is installed, 1-1 low power wood-fired stove (below 3 kW heat demand) and 1-1 low-power wood-fired stove with auxiliary regulator (above 3 kW heat demand). In all cases, electricity is available with a card meter. As part of the development, the connection of all properties to urban utility networks will be solved. Bathrooms and cooking rooms are designed. During the spatial planning the ÉMÁSZ network will be dismantled, and the construction of a new ÉMÁSZ 0.4 kV network with public lighting, the dismantling and re-installation of the networks installed by other service providers, the construction of new roads and pavements, the construction of sewage and rainwater drainage, the construction of car parks, playgrounds, parks, and surveillance camera systems will be installed (with 10 8 Mpx (4K) cameras). The start date of the project for software activities is 1 February 2018 and the physical end date is 31 January 2021.
