In the project of the Regeneration of the old GSP space, which is located at the core of the Urban Commercial Center of the modern city of Nicosia, the concepts of square and park alternate. It is a multipurpose, mixed-style project, which in its relatively small extent is called upon to absorb the crowds of an urban square, the recreation of a park, the entertainment and commerce of a building complex and the parking of a sufficient number of cars in its basements. The project is being developed at the junction of three roads, between Grigori Afxentiou Street, Evagorou Avenue and Vasileos Pavlou Street. The underground parking space, which includes 554 parking spaces, is expected to serve both the above uses and the wider area of the urban center, including the shopping center of the Walled City and is considered crucial for the revitalization of the old Nicosia. 1277, 716, and 23, which hosted the stadium of the old GSP. These blocks are located between Grigori Afxentiou Street in the west, Thok Theatre in the north and Evagorou Streets in the south and King Paul Street in the east. The development is located east of the Ministry of Finance, in the center of Nicosia and the area covered is about 13,200 square meters. The former GSP is located on one of the most important axes of modern Nicosia, starting from Eleftherias Square. The synthetic structure of the proposal is born from the bypass of this axis, having three main objectives:- Introverted green lung, insulated from the city and traffic.- Open amphitheater of urban concentrations, as was the case in the old GSP.- Commercial support of urban interest.Vehicles parking areas will be located in the 1st and 2nd basements.Under the 2nd basement, a water collection tank will be built, with its floor level at -10.20 m. The entrances/exits to the underground parking areas were designed with two lanes per direction, so that the arrival and departure of the cars does not cause traffic congestion, in compliance with the provisions of the traffic impact study. The two entrances leading to the underground parking areas are the following:- West Entrance, from Grigori Afxentiou Street,- East Entrance, from Vasileos Pavlou StreetThe South Side of the development, along Evagorou Street will include the following areas:- Cafe A- Cafe B- Info kiosk- KioskAt the eastern end of the plot will be built one of the two elevations (East Hill), on which the "Mediterranean Hill" will be landscaped, which will host both the outdoor playground and the closed playground. The second elevation ("Western Hill") will be constructed on the western boundary of the plot, near Grigori Afxentiou Street, and will host the "Alsos ton Fyllofololoi". 7% of the total area (880 sq.m.) remains free from underground structures to provide the possibility of planting tall trees. Lower trees and other vegetation will be planted over the construction of underground parking spaces.The square and green spaces are the core of the new development, with emphasis:- The functional integration of the square and green spaces in the stadium and the organic connection of outdoor areas with restaurants, cafes and shops.- The design quality, functional and morphological, aiming at a balanced combination of soft and hard surfaces with appropriate materials. With tree plantings of different density and height as well as facilities for interaction and relaxation (e.g. benches, canopies, walking routes, running, playground, sanitary areas) in order to achieve a functional and pleasant recreation area based on the climatic conditions of Nicosia.- In the functional and visual connection of the space with the roads that define it.- In the creation of open spaces for various events, both organized and spontaneous, which can attract the public.The project includes features of full accessibility to all open and closed spaces. Safe, unhindered and comfortable movement of persons with disabilities and persons with reduced mobility is ensured. In any case, the Beneficiary undertakes to comply with the provisions of the Charter of Fundamental Rights of the European Union and with the guidance of the Commissioner for Administration and Protection of Human Rights. Commercial / Recreational Uses are housed in buildings with a maximum height of 10 meters, calculated from the nearest public sidewalk. Their location ensures the physical and visual connection between the roads and the park/square.
